What house should I rent and should I risk roommates I don't know???

My boyfriend and I are looking for a house to rent. We have looked at a very nice, newer home with 4 bedrooms (granite countertops, hot tub, new carpet, HUGE master bedroom with walk in closet) but we can't afford it without renting out 2 of the rooms and we don't have any friends looking for places so we would be living with students we don't know. (I live in Davis, CA - so major college town) OR we can rent a MUCH older and more run down 2 bedroom on our own. It is quite a bit smaller, definately been a bit used and abused with some ancient appliances. The bathroom in tiny, the cabnets look like they are falling apart cardboard, but still usable, and they complany might replace the stove since it looks like it is from the 50s maybe earlier ;) And not as much light in the house either. But it would be just us and the dog, plus the yard is decent. We will pay the same amount at either one. What should we do??? I would love imput please help.
